In this example we have a building with some failure of the coating. Most buildings, upon inspection, reveal areas of failure, cracks and bare spots. These must be treated properly before applying top-coat. The cheapest way to deal with these problems is to scrape back the failed paint and apply top-coat directly. That’s cheating. The proper way, however, as specified by paint manufacturers, is to scrape failed material and apply a masonry sealer with an additional spot priming, if necessary, of a high-build Elastomeric paint product, all of which is applied by hand. This takes time and involves a pains-taking pass over the entire exterior. We have seen time and time again that if these procedures are followed, and we always do, the resulting paint job holds up much longer, plus, the overall job looks much better.
